| Abstract | The continuous growth of the real estate market contributes largely to the economic performance of the Philippines. As technological innovations keep on being the focus in different business industries, it should also be of prime importance that the real estate market adopt digital technologies based on the current trends of the global real estate market. This study identified the current state of intelligent real estate adoption in the Philippines. It also explored the current technological trends in this sector such as Artificial Intelligence (AI), the Internet of Things (IoT), and Blockchain Technology. Facilitating factors and challenges that could influence the Filipinos' decision to adopt these technologies were also determined. The Filipinos' awareness, usage, and insight of adopting such technologies were also studied through the two user surveys conducted: (1) to property owners, residents, and tenants and (2) to the employees of property management and real estate companies, and property sellers. Their perception of the usefulness and ease of use, attitude towards use, and behavioral intent to use such technologies based on the Technology Acceptance Model (TAM) were also determined in the surveys. The results showed that the two groups of respondents generally show agreement and strong agreement on the four TAM variables, and they have an interest in using intelligent real estate technologies in their property living and their line of work. International benchmarking was also performed based on the government programs and support, and awareness and demand of the real estate market in UAE and Singapore in comparison to the Philippines. It shows that the two foreign countries are already in advanced stages of utilizing technology in their real estate industry with high government involvement and support while Philippines still has a long way to go.
