Abstract This capstone study is about designing a comprehensive and powerful Knowledge Management (KM) System for real estate in the Philippines, that would make the buying and selling process and the whole real estate ecosystem more efficient, initially focusing on foreclosed real estate properties as well as below market value real estate properties sold by motivated sellers.

As a licensed real estate broker since 2011 who is active in our national professional organization Real Estate Brokers Association of the Philippines (REBAP), and also as a real estate investor, I have seen first-hand how inefficient the current system is, and how the lack of a good knowledge management system with pertinent information available in a timely manner, as aided by the latest technological tools, severely negatively impacts the decision-making processes involved in real estate sales and leases. The delays lead to less than optimal outcomes for both buyers and sellers.

This capstone project also aims to improve our website, https://www.foreclosurephilippines.com/, which has been providing free information to help both buyers and sellers of foreclosed properties in the Philippines since 2008. We aim to be the single, centralized, authoritative source for all knowledge related to real estate in the Philippines, including the end-to-end process of buying/selling, with a supportive community wherein members help each other.
